Mezzanine Floor in UAE: The National Standard for Industrial Space

Across the United Arab Emirates, real estate costs in prime industrial zones—whether in Dubai Investments Park (DIP), ICAD Abu Dhabi, or Sharjah Industrial Areas—are rising. A Mezzanine Floor in UAE is the strategic engineering answer to this challenge. It allows businesses to double their usable floor area by utilizing the “wasted” vertical air space, all without the cost or disruption of relocating.

Wasleen Technical Services is a premier structural engineering firm serving all seven emirates. We understand that a mezzanine in Abu Dhabi (ADM) requires a different compliance approach than one in Dubai (DM) or Sharjah (SM). We navigate these complex regulatory landscapes to deliver turnkey, Civil Defence approved mezzanine systems.

The “Estidama” Factor: In Abu Dhabi, new industrial projects often need to meet Estidama (Pearl Rating) sustainability standards. We use high-grade recycled structural steel and modular “screw-pile” connections that reduce site waste, helping your project score higher on sustainability audits compared to traditional concrete construction.

Types of Mezzanine Floors We Construct in the UAE

As a comprehensive mezzanine floor supplier in UAE, we do not offer a “one size fits all” product. We engineer the system based on your operational Load (Dead Load + Live Load).

1. Structural Steel Platforms (The Heavyweight)

This is a permanent asset built from hot-rolled I-Beams (UB/UC).

  • Best for: Heavy manufacturing machinery, forklift operations, and large open-plan offices.

  • Locations: Common in Jebel Ali Free Zone (JAFZA) and Khalifa Industrial Zone (KIZAD).

2. Rack-Supported Mezzanines (The Storage King)

The shelving frames support the floor. No structural columns required.

  • Best for: Logistics companies, 3PL fulfillment centers, and spare parts archiving.

  • Locations: High density in Al Quoz and Sharjah Industrial Area.

3. Retail & Commercial Mezzanines (The Showroom)

Aesthetic focus with hidden connections, glass balustrades, and premium staircases.

  • Best for: Car showrooms, furniture outlets, and retail stores needing extra stock display.

  • Locations: Sheikh Zayed Road showrooms and Mussafah commercial plots.

Requirement Structural Steel System Rack Supported System
Load Capacity High (up to 2,500 kg/m2) Medium (up to 500 kg/m2)
Column Spacing Wide (6m – 12m clear spans) Narrow (1m – 3m aisles)
Future Flexibility Can be repurposed for Office/Storage Storage Only (Fixed layout)
Installation Speed 4-6 Weeks 2-3 Weeks
COST EFFICIENCY Best for Heavy Loads Best for Bulk Volume

The Regulatory Landscape: Dubai vs. Abu Dhabi vs. Sharjah

  • One of the biggest pitfalls for clients is assuming regulations are the same across the UAE. They are not.

    • Dubai (DM / JAFZA): Strict enforcement of structural calculations. Requires a “Building Permit” for structural mezzanines. Fire safety is governed by DCD (Dubai Civil Defence).

    • Abu Dhabi (ADM / KIZAD): Often requires a more rigorous “Soil Investigation Report” even for mezzanines, due to varying soil conditions in industrial zones. Fire safety is ADCD.

    • Sharjah (SM / Hamriyah): Focuses heavily on the “completion certificate” of the original building. Adding a mezzanine often requires re-validating the entire warehouse’s power load.

Wasleen handles all these NOCs (No Objection Certificates) in-house. We have registered engineers in all municipalities.

The “Power” Trap: Adding a mezzanine for office use? Remember that adding offices increases your AC load. In older industrial areas like Al Quoz or Sharjah Ind. Area 13, the DEWA/SEWA power allocation might be maxed out. We perform a “Load Schedule Analysis” before we build, to ensure you can actually power the new space.

Flooring Systems for the UAE Climate

The extreme heat and humidity in the UAE affect material choices.

  • Composite Concrete: The coolest option. Concrete has high thermal mass, helping to stabilize temperatures in non-AC warehouses.

  • Chequered Plate: Durable but can become hot if near uninsulated roof sheets. We recommend this for ground-level loading bays.

  • Open Grating: Critical for fire safety. In many Free Zones, using 50% open grating allows you to utilize existing roof sprinklers, saving AED 15,000+ on new pipework.

Anti-Corrosion is Key: In coastal industrial zones like Hamriyah Free Zone or JAFZA, humidity is 90%+. Standard red oxide paint will fail in 3 years. For these areas, we mandate Hot Dip Galvanized steel structures to prevent rust attacking the structural integrity of your floor.

Frequently Asked Questions (Technical & Regulatory)

1. Do you operate in all 7 Emirates?
Yes. Wasleen is a UAE-licensed contractor. We have executed projects in Dubai (Mainland/Free Zones), Abu Dhabi (ICAD/Mussafah), Sharjah, Ajman, Umm Al Quwain, Ras Al Khaimah, and Fujairah. We understand the specific municipal codes for each.
2. Is Civil Defence approval mandatory for all mezzanines?
Yes. Fire safety is a federal requirement. Whether it is DCD (Dubai) or ADCD (Abu Dhabi), any structure that creates a “habitable” or “storage” level must have fire detection, suppression (sprinklers), and safe egress routes approved by the Civil Defence.
3. Can I take the mezzanine with me if I move to a new warehouse?
Yes. We design our structural steel mezzanines as “Bolt-Together” systems. This classifies them as Movable Assets. If you relocate from JAFZA to Dubai South, we can dismantle, transport, and re-install the floor at your new site.
4. What is the cost per square meter in UAE?
Cost varies by load and location. A light storage mezzanine typically starts around AED 450/sqm, while a heavy-duty industrial floor can range from AED 850 to AED 1,200/sqm. Remote locations (like Ruwais or Fujairah) may incur slight logistical surcharges.
5. How much headroom do I need?
Ideally, you need a minimum warehouse height of 4.8 to 5.0 meters. This allows for a 2.2m clear height below the deck, 40cm for the steel structure, and 2.2m clear height above. Anything less often feels claustrophobic and may not meet labor safety codes.
6. Do you use imported or local steel?
We prioritize UAE-made steel (Emirates Steel) for structural sections as it guarantees quality and supports the local economy (“In-Country Value”). However, for specialized sections, we may import from certified mills in Europe or Asia with full traceability.
7. Can I build a mezzanine outside in the yard?
Outdoor mezzanines require different planning permissions (often related to Plot Area Ratio / FAR). They also require heavy-duty weatherproofing (Galvanization) and wind-load calculations. We can do it, but the approval process is stricter than indoor floors.
8. What safety features are standard?
All our floors come with 1100mm safety handrails, kick-plates (to prevent tools falling off), industrial staircases with non-slip treads, and pallet gates for safe loading. These are non-negotiable for compliance.
9. How long is the warranty?
Wasleen offers a 10-Year Structural Warranty on all fabricated steelwork and a 1-Year Warranty on finishes (paint/flooring). We also offer annual maintenance contracts (AMC) for inspection and certification.
10. Do you provide 3D designs before starting?
Yes. We use Tekla Structures and Staad.Pro to create a full 3D model of your warehouse. This allows you to see exactly how the mezzanine fits, where the columns will be, and how it interacts with your existing operations before we cut a single piece of steel.
