Project Overview: This project in Arabian Ranches (Dec 2025) represents a complex residential requirement: transforming a raw sandy area into a fully functional, multi-zone outdoor living space.

Unlike a standard “supply and install” job, this was a Turnkey Civil & Structural Project. The client required a seamless integration of an open Pergola (for seating) and an enclosed Cabin (for storage/office), built on a newly cast Reinforced Concrete Slab.

1. Client Demands vs. Engineer’s Proposal

The success of a project lies in bridging the gap between what the client wants and what physics allows.

  • Client Demand: “I want a space to sit outside, but also a secure room for storage. I don’t want to deal with multiple contractors for the floor, lights, and roof. It needs to look like wood but last forever.”

  • The Site Constraint: The ground was loose desert sand with existing landscaping nearby. A simple metal frame would sink over time.

  • Wasleen Technical Proposal:

    1. The Foundation: We proposed a 120mm Reinforced Concrete (RCC) “Raft” Slab with BRC Mesh to ensure zero settlement.

    2. The Hybrid Design: A single steel spine structure that transitions from an Open Aluminium Pergola Roof (Seating) to an Insulated Sandwich Panel Roof (Cabin) to manage costs while ensuring thermal comfort.

    3. The Finish: Porcelain Wood-Look Tiles on the floor and ACP Cladding on the cabin walls to achieve the “Wood Look” with zero maintenance.

    The “Sagging” Risk:     Cheap PVC shades often flap in the wind and pool water because they are loose.     Wasleen uses Heat/HF Welded Seams and proper tensioning plates.     This keeps the fabric drum-tight, ensuring water runs off immediately and the shade remains silent during Dubai’s winter storms.

3. Method Statement & Risk Mitigation (Execution Plan)

Working in an occupied villa in Arabian Ranches requires strict adherence to safety and cleanliness. Here is the engineering protocol Wasleen followed:

Phase 1: Civil Works (The Foundation)

  • Risk: Existing garden landscaping could be damaged by concrete mixing.

  • Mitigation: We installed heavy-duty tarps and plywood walkways to protect the grass and existing interlock.

  • Method:

    1. Excavation of soil to -20cm.

    2. Compaction of soil to 95% density.

    3. Installation of formwork (shuttering) to define the 7.5×3.5m shape.

    4. Laying BRC Steel Mesh (elevated on spacers) to be in the center of the concrete.

    5. Pouring 120mm Reinforced Concrete (RCC) with a 1% slope for water runoff.

Phase 2: Structural Erection

  • Risk: Welding sparks damaging floor tiles or causing fire risk.

  • Mitigation: All major fabrication was done off-site at the Wasleen factory. On-site welding was minimized and performed inside fire-blanket enclosures.

  • Method:

    1. Chemical anchoring of Base Plates to the new concrete slab (Curing time: 48 hours).

    2. Erection of MS Columns (100x100mm) and Beams.

    3. Installation of Concealed Conduits inside the steel tubes before cladding.

Phase 3: Finishes & Handover

  • Risk: Water ingress into the cabin.

  • Mitigation: Application of industrial-grade polyurethane sealant at all floor-to-wall and roof-to-wall joints.

  • Method:

    1. Installation of Porcelain Tiles using high-flex outdoor adhesive.

    2. Cladding of Cabin walls with ACP.

    3. Electrical Testing (commissioning) of all sockets and lights.

    The “Thermal Break” Strategy:     A common mistake in garden cabins is using a single metal sheet for the roof, which creates condensation and heat.     Wasleen specified PU 35-40mm Sandwich Panels for the cabin roof.     This provides R-Value insulation, ensuring the storage room stays cool and dry, protecting the items inside from Dubai’s humidity.

1. Why did you use BRC Mesh in the concrete?
BRC Mesh creates a “reinforced” slab. Without it, the concrete would be brittle and crack under the weight of the steel structure or due to ground shifting. The mesh holds the aggregate together, increasing tensile strength.
2. What is the benefit of Concealed Conduits?
Safety and Aesthetics. By running wires inside the steel columns during fabrication, we avoid external plastic pipes (trunking) that degrade in the sun and look unsightly. It creates a clean, wireless finish.
3. Are the external sockets waterproof?
Yes. We supply IP65 or IP66 rated waterproof sockets. These have heavy-duty covers that seal the plug, allowing you to use appliances outdoors safely, even near irrigation sprinklers.
4. Can I choose the cladding color?
Yes. The ACP (Aluminium Composite Panel) cladding is available in various finishes, including Wood Grain, Metallic Silver, or Solid Colours to match your villa’s existing facade.
5. How long did the civil works take?
The concrete slab construction (excavation to pouring) takes 2 days. However, we must allow 3-5 days for “curing” (hardening) before we can bolt the steel structure to it.
